Common questions about fees

The escrow fee (2.5%) and inspection fee (GHS 7,500) are collected at the point of deposit — before the build starts. This single upfront payment covers all platform services for the full lifecycle of your project. There are no monthly charges, no per-transaction fees, and no surprise deductions during the build. The sales commission (2%) is only charged if and when you list and sell the property through the platform.
If you cancel before Phase 1 begins — before the first inspector is assigned — the full build budget is refunded to you. The escrow fee and inspection fee are non-refundable at that stage as platform setup costs have been incurred. If you cancel after Phase 1 has started, refunds are calculated on the unused portion of escrow, less any phases already released and fees already applied. The exact terms are detailed in the Escrow Agreement.
The escrow fee (2.5%) scales with your budget — so a GHS 1.5M build pays GHS 37,500 in escrow fees, and a GHS 300K build pays GHS 7,500. The inspection fee is fixed at GHS 1,500 per phase — five phases means GHS 7,500 regardless of your build size. This means the inspection fee is proportionally cheaper on larger builds. For multi-unit or compound builds with more than 5 phases, inspection fees scale accordingly.
You can deposit in GBP, EUR, USD, or GHS. Fees are quoted in GHS because that's where the build happens — but the calculator above shows equivalent amounts in your home currency. The exchange rate applied is the mid-market rate at the time of deposit, which you'll see before confirming. Contractors are always paid in GHS.
No. Contractors apply and are listed for free. They receive 100% of the agreed build cost with no deductions. All platform fees are charged to the investor. This arrangement means the contractor's incentive is purely to build well — not to optimise around platform economics.
If a phase is rejected, the contractor must rectify the issue and resubmit. The re-inspection is an additional inspection, billed at GHS 1,500 — charged to the investor. The first five inspections cover the standard five phases; any re-inspection or dispute inspection is additional. This is clearly communicated before any re-inspection is triggered, and requires investor confirmation before proceeding.
